Buying property in Seychelles as a foreigner

Since March 2025, non-Seychellois may again buy residential property — with government Sanction and a minimum value of SCR 10 million for a house and its land.

Minimum value
SCR 10m for a house · SCR 4,000/m² for bare land
Plot size
2.000–4.000 m²
Duty
12% of the purchase price (Sanction Duty)
Responsible authority
Ministry of Lands and Housing

The Sanction application runs through the Ministry of Lands and Housing under the Immovable Property (Transfer Restriction) Act; processing typically takes several months. Subsidised State land and land sold under government housing schemes stay off limits — the new rules explicitly target high-value property, not the general housing market. Buying as an investor can be paired with a residence application; we can put you in touch with a local property lawyer before you sign anything.

Official rules and thresholds can change. Re-check them with the responsible authority shortly before you rely on them.

Before you book

Three islands in seven nights?

It is the most common mistake in Seychelles. Every island change costs half a day, and the transfer days land in the middle of the trip. One conversation beforehand prevents it.
